What is my mobile home worth in Mississippi?

Anyone who quotes you a number from a book value alone is guessing. Here is what actually sets the price of a manufactured home in this state.

There is no single Mississippi mobile home price. Two identical 1998 double-wides sitting twenty miles apart can be worth wildly different amounts because of who owns the dirt, what the title says, and whether the home can be insured. Below are the factors that move the number, roughly in order of impact.

Do you own the land?

This is the biggest single line item. A home on land you own can be sold as real property and financed with an ordinary mortgage. The same home on a rented lot is personal property, and the buyer pool shrinks to cash buyers and chattel lenders. The gap is not small — it is often the difference between a five-figure and a low-six-figure sale.

Is the title clean and in your name?

Mississippi has issued titles on manufactured homes since 1999. If the title is lost, still shows a lienholder who was paid off years ago, or names someone who has died, the home cannot transfer until that is fixed. A title problem does not make a home worthless, but it does move value into whoever is willing to solve it.

Was it ever affixed to the land?

If a prior owner filed an affidavit of affixation and retired the title, the home is legally part of the real estate. That usually raises value and changes the sale from a title transfer into a deed transfer.

Age and HUD code

Homes built after June 15, 1976 carry HUD certification labels. Homes from 1994 onward meet stricter wind and energy standards, which matters a great deal in Mississippi's Wind Zone II counties along the coast. Pre-1976 homes are effectively uninsurable and unfinanceable, which does not mean unsellable — it means cash only.

Wind zone, flood zone, and insurability

Harrison, Jackson, Hancock, and neighboring counties sit in the higher wind zone. Tie-downs, anchoring, elevation, and any past hurricane or flood claim will affect what a buyer can insure and therefore what they can pay. In the Delta and north Mississippi, tornado history and foundation condition play the same role.

Lot rent and park rules

In a park, the monthly lot rent is effectively part of the buyer's payment. High lot rent compresses the sale price of the home itself, and a park that requires buyer approval or restricts home age narrows who can buy at all.

Condition, honestly assessed

Roof and ceiling stains, soft floors near tubs and doors, active leaks, HVAC age, and whether the home has been sitting empty. Empty homes in Mississippi humidity deteriorate fast — a year vacant does more damage than five years lived in.

Where the book values fit in

NADA-style manufactured housing guides give a starting range based on year, make, model, and size. They are a useful anchor and a poor conclusion, because they cannot see your title, your lot rent, your wind zone, or the water stain in the back bedroom.
