How selling your mobile home to us actually works

No auction, no listing, no showings. Four steps, and you can stop at any one of them.

Step 1 — You tell us about the home

The intake form asks what kind of home it is, where it sits, roughly how old it is, what condition it is in, and where the title stands. You do not need paperwork in hand to start. If you are not sure whether the home is titled, whether it was ever converted to real property, or whose name is on it — say "not sure." That is a normal answer, and it is information we can chase down.

Step 2 — We call you back

A person calls, not an autodialer. We will ask about a handful of things that matter far more in Mississippi than most sellers expect:

  • Land versus lot. Whether you own the ground under the home, rent a lot in a park, or sit on family land changes the buyer pool completely.
  • Title status. Mississippi has required titles on manufactured homes since 1999. Older homes sometimes have no title on record at all.
  • Affixation. If a prior owner filed an affidavit of affixation, the home is legally part of the land and sells with a deed instead of a title.
  • Wind and flood history. On the Gulf Coast in particular, past storm damage and current insurability drive value more than square footage does.
  • Money owed. Loan balances, back lot rent, and unpaid county personal property taxes all have to be cleared before a clean transfer.

Step 3 — You get a written number

We put the offer in writing with its conditions stated plainly: what we are assuming about condition, what has to be true about the title, and what we will handle ourselves. There is no expiring-in-24-hours pressure tactic here. If a local retailer, a park owner, or a neighbor would pay you more, we would rather tell you that than waste your week.

Step 4 — Paperwork and transfer

Once you accept, we do the legwork. Depending on the situation that can mean a Mississippi Department of Revenue title application, a lien release from the lender, a park application and lot-rent settlement, an estate or heirship step if the owner has passed, or a payoff of back personal property taxes with the county tax collector. You sign; we chase the agencies. After the transfer we also handle the county registration that Mississippi law requires — without it, utilities cannot legally be connected to the home.
