Selling a Mobile Home That Needs Repairs in Mississippi

You do not need to fix it first
The advice to "make repairs before you sell" is written for stick-built houses with mortgage buyers. For a Mississippi manufactured home on a rented lot or older than the finance cutoffs, repair money often does not come back. Putting eight thousand dollars into a roof does not automatically add eight thousand to what a cash buyer will pay.
What we see most in Mississippi homes
- Roof and ceiling damage. Metal roofs with failed seams, shingle roofs past their life, and the ceiling stains that follow.
- Soft floors. Almost always around tubs, toilets, and exterior doors — the particleboard subfloor gives up once water gets to it.
- Humidity and vacancy damage. A home that sat empty through two Mississippi summers with the power off will have mold, warped cabinetry, and a dead HVAC system.
- Storm damage. Wind damage on the Coast, tornado damage in the Delta and north Mississippi, and skirting and anchoring torn loose in both.
- Piers and anchoring. Shifted blocking and rusted straps, which affect both safety and insurability.
Insurance claims and storm-damaged homes
If you have an open or recently paid claim, tell us. It affects the sale — sometimes it means waiting a few weeks, sometimes it means the proceeds belong to you and the home comes to us as is. Either way, hiding it only blows up the closing later.
