Selling a Mobile Home in a Mississippi Park or Community
Lot rent, park approval, and community rules decide what your sale looks like. Here is how to work with them instead of against them.
The park is a party to your sale, whether you like it or not
When your home sits on a rented lot, the community owner controls the ground the home depends on. Most Mississippi parks require the incoming buyer to apply and be approved as a resident before the sale closes. Some require homes to be under a certain age. Some will not allow a new owner to keep the home on the lot at all and will require it to be moved.
Read your lot lease before you do anything else. The clauses that matter are the transfer or assignment clause, the age or condition restriction, the abandonment clause, and whatever it says about selling the home to a third party.
Lot rent arrears
If you are behind on lot rent, the balance almost always has to be settled at closing before the park will approve anyone. That is normal and it is workable — it just needs to be on the table early, because it comes directly out of the proceeds.
If the park has told you to move the home
This happens after a park changes hands or upgrades its standards. You are then on a clock, and the options narrow to moving it, selling it to someone who will move it, or letting it go. A home under a move order still has value to the right buyer, but the timeline is the whole negotiation. Call before the deadline, not after.
